Major NYC landlords get surprise boost from growing media giant

The bustling city of New York saw a surge in commercial real estate activity as Bloomberg LP made significant moves in Midtown’s East Side, benefiting the city’s largest commercial landlords in the process.

One of the major highlights was Bloomberg LP’s renewal and expansion of their lease at 919 Third Ave, totaling a whopping 924,876 square feet. This unexpected commitment from Bloomberg came as a pleasant surprise for landlord SL Green, who expressed their delight at the deal.

SL Green wasn’t the only landlord to benefit from Bloomberg’s presence. Vornado Realty Trust also saw a boost when Bloomberg extended their 900,000 square-foot lease at 731 Lexington Ave until 2040. Vornado’s chief, Steve Roth, sweetened the deal by offering capital upgrades and free rent worth $300 million, according to reports from Crains.

Looking ahead, Vornado is set for another win in January when New York University is anticipated to master-lease all 1.1 million square feet of office space at 770 Broadway, which is also home to the new Wegmans. This news was shared by Roth during an investors’ call, further solidifying Vornado’s position in the market.

While some building owners may not have been as fortunate, Manhattan’s office leasing market is showing resilience and vigor amidst challenging times. The latest data from CBRE revealed an overall availability rate of 17.2% in October, the lowest since March 2021. Leasing activity also saw a significant uptick, with 1.73 million square feet leased, marking a 57% increase from the five-year monthly average.

The recent interest rate cuts are expected to further boost the office leasing market in Manhattan, setting the stage for continued growth and opportunity for commercial landlords in the city. As the market continues to evolve, landlords and tenants alike are navigating these changes with optimism and strategic planning to make the most of the current landscape.
