New Apartment Complex Planned for Speer Boulevard Area
Residential development in the Speer Boulevard area north of downtown Denver has been on the rise in recent years, and now a new player is looking to join the mix. Pagewest, a private investment firm, has filed plans with the city for a 293-unit apartment complex located between 29th Avenue and Speer Boulevard, just south of North High School.
The proposed project consists of two seven-story buildings on either side of Bryant Street, connecting 29th and Speer. One building will feature 88 units with 90 parking spaces, while the other will have 205 units and 209 parking spaces. The apartments will range in size from studios to two bedrooms, with an average size of 735 square feet.
The 1.92-acre site where the complex will be built is owned by Jan Christensen, who inherited the properties from her late husband, Robert Christensen, founder of Aspen Gold Realty. The land was assembled over a period of 40 years, with some parcels acquired as far back as the 1980s and others more recently in 2021.
Developers have shown significant interest in the Speer Boulevard area, with multiple projects in the works. Just north of the proposed Pagewest development, a Residence Inn hotel is located, and a 465-unit complex was proposed by Kairoi Residential on a nearby lot last year. Additionally, Carmel Partners purchased a property at 2800 Speer Blvd. for $10 million and plans to build two five-story apartment buildings. Across the street at 2881 Speer Blvd., a four-story, 28-unit condominium building was recently completed.
With the continued growth and development in the area, the new Pagewest apartment complex is poised to be a welcome addition to the thriving Speer Boulevard neighborhood.
